After a Realtor I was responsible for had a bad experience with a builders contract, I decided to become proficient in how this builders contract worked. The Realtor, Builder and Buyer were all equally not wrong. This conundrum was created by a poorly written paragraph about what constituted a reason the Buyer could walk away from a deal and get their earnest money back. So the game was afoot. After I read and re-read the Builders (agreement documents) I began to follow the Builders work flow and processes to see how they all tied together.
Overtime I added another Builder and then another Builder to my minds database and a ever growing journal. I then began to document which Builders paid more concessions than they advertised and how a preferred lender sometimes helped and at times hurt my clients bottom line. From that labor of love, this website was born. I (and so this website) want to help you find your next residence and along the way help you understand your options, rights, obligations and to absolutely help you make the best decisions and offers possible.
I have personally closed nearly HALF A THOUSAND homes myself over the past 20 years.
In that same time I reviewed and counseled many others more times than I can count about their transactions.
As with all large purchases that involve a product made up of tens of thousands of pieces, put together by many dozens of people over three to nine months (some of whom being the lowest bidder) - does demand you pay attention to the smallest of details. Remember: You can trust, but you must verify everything.
It also helps to have done this many times over many years. I like to call this "experience" and this is where I know ME/WE fit in with and for you.
